A Couple of Points


For those of you who got in touch after yesterday's "Place in The Sun" on Channel Four just let me remind you please that it was filmed in Summer 2004 and prices have changed somewhat since then! So please don't be frustrated when you are told that what you are looking for only exists in the past.

Wild West Ranch





John Wayne he ain't but Pedro Ruiz would probably not get off his horse on the Duke's orders. Pedro has set up and is now selling up his dream of a wild west ranch here in Valencia. The ranch has various Corrals that while they may be OK have a more educational base as they house the horses for the riding school and trekking that he does in the local area. Valencia Property Charity Work

Over the past three years Valencia Property has made many donations to the school in Cameroon set up by Judith Burnett. We provided 15000 Euros for them to put electricity in the village and 3% of all income has been donated to the charity that oversees the work done in Gouria which has allowed them to help in building new classrooms and expand the school. See the website here. It is due to be updated and made more dynamic with the very latest news soon.

At the moment Dave Wilkins is delivering a Land Rover to the town overland through the Sahara. He arrived last week. His website for this trip is not up yet but his first visit to Gouria is described here

Now we want to help much more. From this point onwards 5% of all commissions earnt by Valencia Property SL will go to the charity and we want to encourage people who buy property through us to join the fundraising in some way, whether that be to sponsor a child, donate time, equipment or money to the project or help in any other way through the giving of services or offfering help. The rewards are immense and the happiness spread in Gouria cannot be measured.

Our next step will be to look into opening up a charitable foundation to fundraise for causes that we believe to be important at home and abroad. Our goal is to create the foundation this year and really help out those who need it much more than us.

Lovely Views and a Good price







Another house on solar but the system is complemented by a wind turbine and the whole thing is a very impressive system. The house is imposing being at the top of a hill just a couple of km out from Turis and it does not disappoint.

There are two floors with four bedrooms upstairs, one of which is used as an office, large living room, kitchen, bathroom and covered terrace. The bottom floor has a large open plan room with a bathroom leading off it, further underbuild which could be developed and storage space.

The plot is around 2000m2 and has an excellent pool with filter system, a paellero converted into a big doghouse for some large dogs, an area of fruit trees and areas that are tarmacced and gravelled.

Grab Yourself a Bargain



170,000 Euros for this place and yes it does have electricity, it does have water and it even has a phone line. There are three bedrooms, bathroom, kitchen, large living/dining area and an outhouse garage and storeroom with an old raised pool attached which could be converted very easily.



It has a totally new pool at ground level that needs finishing off as the builders left it unfinished. The tiling needs to be done and little else, total cost around 2-3000 Euros to finish off and tidy up the plot a bit.

Five minutes from Lliria and just a couple away from the new hospital which is being developed, especially useful if you are rather accident prone, this place is an urgent sale and you will have to hurry. As you may know if you follow how to buy properties in Spain nothing is sold until the deposit is down so if you get the deposit down quick you have yourself a bargain.

Furnished and Ready to Move Into

My house at Olocau is now furnished and ready for people to buy and move into. The best views of the Turia Valley from the large covered and open terraces and a huge living/dining room opening out into the kitchen and five bedrooms with two modern bathrooms.














The pool is large with a filter and there is an underbuild which could be developed at a later date.

A brilliant place to live just half an hour from Valencia and near to the new golf course which is being developed in Lliria.
