Great Villa For Sale In Villamarchante 238k

This four bedroomed property was purchased by the current owners from us five years ago. They are now moving further south and they have decided it is time to sell. In the years in between they have done some serious work and this is one of those houses that you can just move into straight away. What Happens When An Inheritance Goes Wrong

I have recently placed a property for sale in Spain on the website which just goes to show the folly that can happen when buying in a market that had overheated. The current owners inherited a tidy sum of money at the start of 2008 and bought a shack. They then added a double garage, swimming pool, renovated everything, put in a fantastic garden by buying already mature trees and landscaped everything using the pressed concrete method which looks really nice and for the price it should be.


Anyway the total cost after rounding up or down a bit is around 300k and the pool and garage are ever so slightly illegal, something they are trying to sort out right now. Remember this is a BMV Property for sale in Spain with an ultra modern solar system for light but it is still solar and not on mains.


They haven’t got a mortgage but they have got a problem. They have run out of money and there is a health issue. Therefore they want to sell. Meanwhile the bottom has fallen out of the market and when I went to see the property last week I gave them an estimated market value of 180k to which they should accept offers. They have intimated they will. Have a look at the photos and if you can handle the fact that a couple of the elements are ever so slightly illegal then think about whether this is a place that you may want to buy. It is on a plot of over 2000m2 comes fully furnished and of course is key ready as new.


Five minutes from the motor racing circuit at Cheste, ten from the airport and 15 from Valencia. Nice.

Price Drops in Valencia




I have just changed a couple of the prices at the request of the owners on flats in Valencia City. A drop from 190k to 155k makes this one the featured property on Valencia Property for a couple of days. Great three bedroomed flat near the Beach and Port.









This second property near the riverbed has been dropped too by 13000 Euros. Very well situated right near the Carmen and again three bedrooms but with two bathrooms this time.




This allied to other price drops means that Valencia Property in the city is getting ever more affordable and as a lifestyle choice you really should look at it with a view to purchase or rental because it is a great city to live in. Yoga Retreat Hotel For Sale



This is a quite long video because the place for sale is absolutely enormous and therefore to do it justice there are lots of photos and video clips. This property has so many possibilities with its 14 (More or Less) bedrooms, loads of bathrooms, a kitchen, bar, dining area, office, therapy room, two conference or yoga rooms. Outside it has a lovely area around the swimming pool with its light and shade, shady patios and an extra plot of 3000m2 which has space for parking cars for the guests.

The house is on an estate in Chiva just a couple of hundred yards from the bus route into Valencia, a quick ten minute drive to the Bonaire shopping centre, the biggest in Spain, 15 minutes to the airport and 20 from Valencia itself.

This property should be considered for those wanting a huge place to develop a business, it has a licence as an Albergue (Rural Hotel) and used to be a restaurant too. It could also be a perfect place to have a property for groups or associations that want to use its possiblities for meetings and conferences. Currently there are many yoga retreats and self development classes run there.

I have been really busy this week with client after client after client. People from Holland, Ireland, Germany and the UK have visited, loved what they saw and we may well have a few sales going through again in the next few weeks.

My Dad is in Valencia visiting this week and today he went strolling around Valencia, well actually he walked 21 kilometres today which is quite a bit. He took some photos using his new Camera which is a bit of a dude camera to tell the truth and below are some of the results.

Weather News

30 Degrees in Valencia today (86ºF in the old money). I was with clients showing them round flats for sale in Valencia and the Pueblos around and realised on getting home that I was a little dehydrated. Just a little warning, if you are wandering around the city in that sort of heat make sure you get some bottles of really cold water on your travels. Then you can enjoy the city and its sights including the facades you can see here.

Short Report on Spanish Banks

Rip off Merchants! Is that short enough?

Seriously last week I saw the ads for Deutsche Bank's mortgage rate at Euribor +0.27% Now this is a rather good rate so I went to talk with them. This actual offer may be valid for about a handful of people in Spain but you would have to jump through so many hoops that it really would be a major surprise if you got any mortgage through them at all not only the headline advertised rate.

I then went to BBVA. I asked for a friend about a personal loan to pay off a credit card and have a better interest rate. They quoted me 11-12% for a personal loan. Now Euribor is currently 1.8%. I understand that the interbank rate LIBOR stands between 4-4.5% and that there is not much liquidity at that rate so in order to borrow money to lend the banks need to offer a better rate but there is liquidity at 5%. Therefore offering 11-12% interest rate is profiteering ridiculously and taking advantage of their own customers. The usual rate on a personal loan in Spain is 3% above Euribor not 10% above.

Banco Santander on the other hand were very helpful and would expect to give mortgages to non residents at Euribor plus 1.2-1.5%. That is a great deal for new mortgages as it is below LIBOR. This means they are willing to take the risk on losing a little to start up with as the usual mortgage will make money for them over 25-30 years. The CAM also came up with decent rates as did Bancaja.

What does this tell us? You need to look around for any financial product at the moment because as long as you are a decent looking client incomewise then there is finance available.

Valencia's Riverbed Park

So if the weather is good and you decide to avoid the Menu del Día in the local café/restaurant even though it may only set you back 7 or 8 Euros but you are in Valencia anyway at lunchtime what else can you do. Well, you could get yourself down to the riverbed park in any of the parts of it as it snakes its way through about 8 or 9km of Valencia. Starting at the new Bioparc zoo at one end and making its way past a host of attractions and the City of Arts and Sciences before getting to the Formul One track, there is something for everyone here

So I went today and made a little video while having my lunch.

What is Deutsche Bank Playing At?

I wrote an article recently about banks in Spain and how they have increased margins between the Euribor rate (Base Rate) and the rates quoted for mortgages. So in Valencia yesterday I see that Deutsche Bank is advertising heavily that they will give you a mortgage at Euribor plus 0.27%. What are they playing at and how can they and why do they do it?

I will get back to answer this next week because the answer may well be very interesting.

Budget Blues

So after the budget in the UK when are you moving abroad? It seems that the news channels this morning only have comments from people who have already left the country or now plan to leave the country. So is Spain one of the destinations for you and why?

If you are thinking of moving to Spain looking for work then unless you have specialist knowledge or can work from anywhere then forget it. Unemployment is due to hit over 20%, 1 in 5 people by the end of this year and already in the Andalucia unemployment is 21.2%. If you are one of the high earners targetted by the budget yesterday and you want to look at possibilities think about the following.

1) Is it possible to retire early to a country where the cost of living is less?
2) Can you work remotely? (If you don't know what this is then look at this book which may well be a revelation for you)

3) What plans do you need to make before your move to Spain?
4) How do you plan to fund yourself once you get here?
5) What do you want from your life? (Does the daily grind really depress you and is it possible to spend a couple of years out of that rat race before getting back on the treadmill?)

Spain is an option if you come with your eyes wide open. Nobody is going to promise you that it will be easy and that you will get a massive salary working just three hours in the morning while you sunbathe away the afternoon unless you already have a life that allows you that 3 hour day. However you have to realise that life can be different. How different do you want your life to be?

How can you do this. Well there are many ways. You need to start creating different streams of income now. If you can build up your residual income before you move then the pressure to quickly find your niche in Spain can be reduced. There are various ways of doing this.

a) Learn a new skill. Earning on the internet is a possibility. Try this course for starters
b) You Must begin to learn Spanish. "The best online beginner's course is probably this "
c) You might want to try out Network Marketing of a product. Try this one. They give you leads and it is very low cost

If you come well prepared then you may well be able to live a comfortable lifestyle in Spain. Join the others asking for information here who are all starting to look at alternatives to live a better life.

The Value of Sterling and Houses for sale in Spain






Houses for sale in Spain can currently be found at 2003 prices but don't be surprised if you start to see some price rises soon on the site from British based sellers. The Pound which had fallen to almost parity with the Euro now stands at 1.11 Euros and is rising slowly. This is because the European Central Bank cut rates again last week and made it pretty clear that rates will drop again next month to get more in line with rates in the UK. This will again mean a strengthening of Sterling against the Euro. Spanish property for sale may well rise if the property is in a good area that is not overdeveloped. A report in El Mundo newspaper yesterday stated that the beginning of the end of the crisis has arrived with transactions well up in the first quarter of 2009 compared with 2008.

Therefore if you are prevaricating, my favourite word this morning, on whether to buy a place in Spain then do it now. Medium and long term there may well be another generalised rise in the pound against the Euro but it cannot be a sure thing in these uncertain times. The only certain thing is that your quality of life is the important thing and if you are constantly surrounded by the negativity of the UK then a change may well be as good as a rest. 120000 Euros in Casinos



If you want to get away from it all then you could do worse than these two houses. There is not really a main house as both are around 90-100m2 with terraces adding another 50m2. There is a huge 12000m2 plot with over 90 olive trees, carob and fruit trees abound too.

The first house is a three bedroomed place with all the rooms coming off the living room. there is also a large living room, kitchen and bathroom. The covered terrace at the front is large and shady. Electric is provided from a generator and solar panels.

The second house is a four bedroom place again with living room, kitchen, bathroom and this time a hall because not all of the rooms come from the living room.

The houses are set a kilometre away from the tarmac and 5km out from Casinos in a very scenic area that is totally quiet. All you will hear are the sound of birds around you really.

Water is what falls although the current owners have an agreement with the next door neighbour to supply water from the pipes he has. There is a small raised pool and also a medium sized one which is currently used as a water deposit. Full of opportunities to spend relaxing time in the countryside just 35 minutes from Valencia and the airport this is a place that is for relaxing. I am not going to say it has all mod cons but it has the essential elements for living and you could even become self sufficient here. The houses are fully legalised too.

Quality Houses for Sale in Spain Will Always Sell

And now is a great time to buy quality houses for sale in Spain because the offers available are excellent due to a combination of factors. Let's look at the facts.

1) Sterling's fall against the Euro coupled with high interest rates last year has placed a lot of British sellers into a position where they can accept, indeed in many cases need to accept, lower offer prices. An example would be that a property that somebody bought investing 200000 Pounds meant paying out between 290-300000 Euros. To recoup that 200000 Pounds the sale price could now be around 210-220000 Euros. Therefore look for properties for sale in Spain from British sellers who can take advantage of this currency gain as they are selling for far lower than residents of the Eurozone.

2) Interest rates have now fallen dramatically so if you buy a property in Spain then you can get a great deal on the mortgage, if you are a decent client. Also you can take on a current mortgage at a far lower interest rate than a new one and with fewer costs.

3) Buying at the bottom of the cycle is always the best guarantee but when will the bottom of the cycle arrive? Well in many areas it may have already done so. My personal opinion is that you allow some other buyer to wait for the absolute bottom of the cycle because if discounts are already factored in by British sellers using the currency advantage and they realise that to compete they must be keen on price then they are prices to sell very well. Other sellers may eventually drop their prices to compete but the best deals are from British sellers at the moment converting their Euros to Pounds.

4) The better the quality of the property as regards the house itself, the area, the economy etc... the less chance it has of staying on sale for a long time. If you are able to get a good property in a good area at a great price just jump on board now because when the excess number of properties in Spain gets mopped up there will only be the least attractive properties left.

So if you are sitting on the fence due to currency fluctuations, worries about the economy, the uncertainty of interest rates etc... then have a bit of confidence and you can get the best deal you will have seen in a long time. Below are some examples of current great deals because the prices are just exquisite, often below the price they were bought at some years ago and well below current market values. Prices range from 90000-240000 Euros and all are from British sellers and therefore you are guaranteed much lower prices than from Eurozone sellers.
