The Weather and a Strange Agent

Last Sunday I was doing some furniture removal and it was 35 degrees C out there. Yesterday and today the temperature is just nudging 13 degrees and we have now had three days of much needed rain. The grey skies are not putting off potential purchasers in the region though and we had a strange case here this week.

Tim took a client out to see a duplex flat in Valencia yesterday. He had already been out with another unnamed agent the previous day who told him more or less that the only place to buy in the city is the Carmen as all other areas are dangerous or falling in price. Absolute rubbish of course. We think that the agent is one of those who only has properties in one Barrio of the city, in this case the Carmen of course, and so rubbishes all other parts. Anyway, what he had been shown was rubbish compared with what we managed to show him. Attached are a couple of pictures for you to enjoy of the duplex with two outside patios at 450000 Euros ONO.

Excellent Property in Cheste

Here is a very interesting proposition. A house divided in two with four bedrooms upstairs and two below, an outhouse with kitchen and sitting room, decent sized plot, good views, on an established estate but needing a little tlc... The owner is asking 228000 Euros but is willing to negotiate in order to sell. Could be a very nice little earner for someone with ideas of a well promoted rental or B+B or a good sized place for the extended family.
It has also got a Sideshow Bob shaped palm tree!

We Have A Bullring

We have got a large house with its own bullring for sale! It is a really interesting place with permits discussed with the town hall for hotel, restaurant or equestrian centre but we all know what is going to happen. There are 11000m2 of urban land and 1000m2 of rustic. That urban land can be divided into 800m2 plots and houses built. It is such a shame because it would be great for someone to make their own business there. Look at the pictures. The owner asked for 780000 Euros, brought it down to 710000 and stated that she is willing to negotiate so get in with your offer and make yourself a small fortune as a hotelier or in the Spanish Property game!

More new Properties and Living In Valencia

Another busy week last week for bringing properties in. Here we have a selection of photos of things ranging from the sublime to the "ohmygawd they really need to do this place up." Most prices here are in the cheaper bracket and range from 138000 Euros up to 250000 Euros but the top picture is of a place at 360000 Euros. Have a look and see what you think.

We are getting more and more calls from people looking at Valencia to settle down and work rather than settle down and do nothing. We always try to help as much as we can with advice on what you can do in the area but it helps if you have a solid idea of what you are able to do rather than coming with the idea of spending a couple of years learning Spanish and then we will see. Remember the competition here is fierce from the Spanish and also the immigrants from the east of Europe who will do the job a lot cheaper in general. However anybody with a decent business idea will see that there are immense possibilities in the area as you have a potential market of a couple of million people right on your doorstep.

Market Conditions

If you are sick and tired of the UK and want to move out here you may find that now is a very good time. We have been following the exchange rates very closely over the last few weeks as they edge towards favourability at 1.48 or around there. Now that Moneycorp transfers will offer you this rate and there is an agreement between them and the banks over here not to charge for receiving the money (Moneycorp will refund any charges made by the receiving bank) you should get much better value for your money transferring in this way. Many buyers are reducing their prices somewhat after the summer holidays at their houses as interest rates have risen and therefore people think that they cannot be bothered paying out for a second home. We have a large database of properties that we are waiting to photograph and our website is full of the latest properties we have taken and many that have been on sale for some time.
All in all a buyers' market if you are coming from the UK with sterling.
